Post-Construction Cleaning Done Right is a 3-Step Process

With summer being high season for construction, it's important to make sure you're an intelligent consumer of post-construction cleaning services.

A competent cleaning service will do a rough cleaning, final cleaning and touch-up cleaning to provide you with an environment that's attractive to your employees and customers alike.

A rough cleaning consists of removing construction debris, such as:

  • Dust
  • Caulking
  • Paint Overspray
  • Adhesives

During this phase, we also clean:
  • Windows
  • Glass Partitions
  • Sliding Glass Doors
  • Frames
  • Mullions (the vertical elements that divide windows from one another)

When it comes to a final cleaning, we repeat glass cleaning and then clean interior surfaces to make the space usable following a renovation -- move-in ready in the case of new construction. Cabinetry and other storage spaces are cleaned with a microfiber rag and a neutral cleaner.

We also clean tops of cabinets and storage spaces by vacuuming them to remove any dust or debris that may have collected since we performed the rough clean.

As for bathrooms, we clean them from top to bottom, including floors, fixtures, counters, mirrors and wall tile.

The last step in our final cleaning is to make the baseboards and floors shine. For that purpose, we use cleaning solutions that are harmless to the surfaces we're cleaning.

After the dust settles — about a week after our final cleaning — we come back for a touch-up cleaning that consists of wiping down flat surfaces (countertops, walls, windows) to make sure your space has no more dust and debris. The touch-up cleaning also removes smudges and fingerprints that may have accumulated on glass surfaces since the final cleaning.

With a busy building season upon us, post-construction cleanup is critical for safety and environmental purposes.
The typical three-step process is:

1. Rough Clean: During this initial phase you should remove and clean all construction debris including dust, caulking, paint overspray, and adhesives. Windows, sliding glass doors, and glass partitions are all thoroughly cleaned. Typically, frames and mullions are included during this cleaning phase as well.

2. Final Clean: This phase begins with a repeat of all glass cleaning followed by an in-depth cleaning of all interior surfaces. At the completion of this phase, the space is usually considered move-in ready. Areas to be detailed will consist of:

  • Cabinetry: each cabinet will be cleaned inside and out with a microfiber rag and a neutral cleaner, and the tops will be vacuumed to remove any accumulated dust or debris
  • Bathrooms: all bathrooms are cleaned from top to bottom, including floors, fixtures, tubs, showers, counters, mirrors, and any wall tile.
  • Baseboards and Floors: every baseboard and floor is detailed with the utmost care. The type of flooring dictates the cleaning medium to ensure that no damage is caused.

According to Construction Dive, Boston Dynamics is predicting that 1,000 of its all-electric SpotMini robot dogs will be produced per year by the end of 2019. That means that these 3-ft. tall robots with 3D vision and 17 articulated joints will be doing far more complex tasks on a 90-minute charge than just fetching a hammer.

Japan is facing a manual labor shortage crisis, and the HRP-5P humanoid robot by Japan’s Advanced Industrial Science and Technology (AIST) Institute can install drywall independently. Although not nearly as flexible as a human, it compensates by having numerous joints, correcting for falls and slips, and having a field of view beyond that of a person’s. It’s expected that when AIST technology becomes privatized, that many more exciting breakthroughs will occur. Technology appears to be alleviating current labor shortages. A recent survey from the Associated General Contractors of America and Autodesk indicated that virtual construction, offsite prefabrication, Building Information Modeling (BIM), drones, GPS, laser-guided equipment, and 3D printing is being introduced to help ease labor shortages.

Just What Can You Throw in a Dumpster?

Did you know that the Environmental Protection Agency has estimated that U.S. companies generate 136 million tons of building-related construction and demolition waste per year, with 92% of that waste attributed to renovation and demolition? Hauling companies allow demolition, construction, roofing, landscaping and scrap metal materials in dumpsters but no electronics and no fluorescent bulbs including CFLs, which all contain a small amount of mercury. Anything with Freon needs to be drained.

Pennsylvania's Covered Device Recycling Act, enacted in 2010, prohibits the disposal of televisions, all types of computers (including tablets), and monitors and accessories, such as printers. Cell phones are exempt from the law. Devices covered by the law must now be recycled either through designated electronic recycling facilities, through the device's manufacturer or during special electronic recycling collection events.
